RIGHT TO PROVIDE TO US A PORTABLE TENANT SCREENING REPORT, AS DEFINED IN SECTION 38-12-902
(2.5), COLORADO REVISED STATUTES; AND IF THE PROSPECTIVE TENANT PROVIDES US WITH A PORTABLE
TENANT SCREENING REPORT, WE ARE PROHIBITED FROM: CHARGING THE PROSPECTIVE TENANT A RENTAL
APPLICATION FEE; OR CHARGING THE PROSPECTIVE TENANT A FEE FOR US TO ACCESS OR USE THE
PORTABLE TENANT SCREENING REPORT.
Applicant must make a minimum of 2 times the amount of the rent as based on their legally earned gross monthly income.
Accepted proof of income are:
Most 2 recent paystubs
If changing jobs, we will accept an offer letter on company letterhead that states start date, pay rate per year or hourly pay rate with guaranteed hours stated, and contact information for hiring manager.
Self-employed persons are to submit 2 of their most recent bank statements for accounts in their name and deposits with their previous tax year's forms
Retired persons, or persons living off of savings must submit proof of funds that amount to a minimum of 2x’s rent for 12 months. Any re-leasing period would require re-submission of current proof of funds showing the same.
All occupants over age 18 must submit an application and pay the fees. We verify backgrounds on all adult occupants. If there are adult occupants that are not financially responsible for the property their credit/job information will not count against the applicant
Applicants must have a credit score of 650 or higher and must not have collections from previous residences or evictions in the last 7 years, except for those with housing voucher
If all other requirements are met, we will accept applicants with credit scores as low as 550 with additional deposit in the amount of $10 per point below 650, as long as there are no evictions, foreclosures, or repossessions on the credit report in the last 7 years
They must have at least 1 year of current or prior rental history unless applicant owns their current residence
Applicants with a felony conviction or arrest record within the last 5 years will not be accepted.
Registered sex offenders, and those with convictions pertaining to the possession, manufacture, and/or distribution of methamphetamine will not be accepted
If some minimum standards are not met, management can discuss your situation on a case-by-case basis
No more than three unrelated adults can occupy the same dwelling
We work on a primary leaseholder system where the primary leaseholder(s) must meet all of the minimum qualifications. With regards to roommates, your income, rental history, credit scores, or any other criteria cannot be combined to meet the minimum qualifications. One person must be able to meet all qualifications. Direct family members (spousal, parental, sibling, or any combination of these) can combine to meet qualifications.
